Main Electrical Panel:

  • Are breakers UL listed for this panel?
  • Are breakers/fuses sized correctly?
  • Is main breaker sized correctly?
  • Are the GFI breakers working correctly?
  • Any burning/corrosion on breakers/busbar?
  • Are all connections tight?
  • Is there anti-oxidant on all aluminum wires?
  • Is panel protected by a main breaker?
  • Is the grounding done correctly?
  • Is there a main surge suppression device?

Heating and A/C Wiring:

  • Is A/C breaker sized correctly?
  • Is A/C disconnect switch sized correctly?
  • Is all A/C wiring done correctly and safely?
  • Is the furnace/heat system wiring correct/safe?

Lighting Devices:

  • Inspect / test indoor lights?
  • (replace up to two A19, 8′ max. ht)
  • Inspect / test outdoor lights?
  • (replace up to two flood, 20′ max. ht.)

  • Change fuel filters (materials included)
  • Load test battery/batteries
  • Check coolant level and test
  • Start unit check voltage, frequency and alternator outputs
  • Test low oil pressure, high temperature shut downs
  • Inspection and maintenance report with any recommended repairs
  • Inspect overall condition of unit
  • Cooling system
  • Air intake and exhaust systems
  • Lube oil system
  • Engine safety controls
  • Control panel operations
  • Operation of engine and generator
  • Inspection report and repair recommendations
  • Supply anti-corrosion pads as needed

Fall Home Heating System Inspection Checklist

  • Oil indoor blower motor.
  • Check indoor blower motor V-belt, and tension.
  • Check indoor thermostat for proper operation.
  • Check for signs of poor electrical connections.
  • Check indoor blower wheel for dirt and balance.
  • Cycle indoor fan relay, and check for proper operation,
  • Check gas valve for proper operation.
  • Check and cycle fan safety and upper limit switch.
  • Check flame safety limits and safety controls.
  • Check control transformers output voltage and/or FLA.
  • Check indoor blower motor bearings & shaft.
  • Check indoor blower motor run capacitor.
  • Check indoor blower motor amp draw.
  • Check main burners for proper ignition and burning flame.
  • Cycle & check out electronic ignition controls.
  • Cycle & check combustion air / induced draft blower.
  • Check for proper operation of draft inducer.
  • Check thermocouple for proper operation.
  • Check pilot flame for proper burning flame.
  • Check blower door switch safety and furnace covers.
  • Ensure all furnace covers are correctly installed.
  • Check operating suction, head pressure & refrigerant charge.
  • Ensure compressor starts & runs normally.
  • Ensure unit water coil drainage areas & outdoor coil are clean and un-obstructed.
  • Ensure changeover / heat relay cycles properly, not chattering.
  • Cycle defrost controls & check operation. (If cold enough.)
  • Cycle reversing valve. Check slide operation.
  • Check crankcase heater, ensure it is operational.

Spring Home Cooling System Inspection Checklist

As appropriate, depending on the type of system:
  • Check operating head pressure, suction pressure and superheat.
  • Check condenser for coil blockage, wash out if needed.
  • Check compressor starting and running amps.
  • Ensure starting devices switching properly.
  • Inspect accessible areas for signs of leaks and rust.
  • Ensure refrigeration charge is correct.
  • Check Hi & Lo pressure safety controls.
  • Oil condenser fan motor. Ensure that outdoor fan blade is free of vibration and not bent.
  • Check running amps & for overheating.
  • Ensure all installed time delays function properly.
  • Inspect compressor terminal wiring. Ensure no signs of burning, overheating, brittle insulation, or pinching.
  • Inspect start and run capacitors for signs of arcing and deterioration.
